Description:
Club 218 is one of Lake Balaton's most prestigious developments. It's a mixed use developments with modern high quality apartments, a coffee shop, a restaurant and a wellness centre. It has an exceptional location lakeside at Europe’s largest lake with lush gardens and breath taking lake views.

Two restaurants, a "coffee house" and six shops are planned on the Ground Level. On the same level ten apartments are located on the lakeside with direst access to the garden. The secure underground parking is accessed through a remote controlled electric gate.

Lake Balaton has recently been rediscovered by local Hungarians and the rest of the world as an attractive holiday destination in the middle of Europe. With a new airport opening in 2006 and direct flights from London, Berlin and Moscow has made access for holiday revellers simple. Balaton's popularity is growing rapidly. Stunning new golf courses, new marinas and spa retreats have opened and their are plans for further imminent development within the area.

The building consists of studios, one and two bed apartments. Clients have the opportunity to custom build apartments at the early stages. Some apartments on the ground and first floor come with a garden and all units have a balcony.

A well appointed "Wellness Centre" is located on the Ground Level for the enjoyment of the individual owners of the condominium. There is a 70m2, 110cm deep indoor swimming pool, a smaller indoor swimming pool for children, three large Jacuzzis, three different saunas, equipped exercise area, indoor and outdoor relaxing areas, changing rooms with showers and washrooms.

The "wellness Centre" has direct access to the lakeside garden and to the coffee house. There are 218 apartments; Number of levels: Basement, Ground Floor 9, Apartment Level; Basement: 105 Car parking spaces and 53 storage rooms; Staircase: Total of 4 (A through to D) separating the building into four different sections; Elevators: Total of four, one for each section that hold a maximum of eight people; Parking: 114 on the ground floor and 105 Underground; Interior Heights: 240cm; Garden: Grassed, fully landscaped with trees and shrubs.

The structure is basically concrete with 38 cm deep "Porotherm" or equal fill-in walls. The building has a flat roof. The walls between the apartments are built with 10 cm deep "Porotherm" or equal, sound controlling masonry, plastered and painted.

The apartment's interior heights are 267 cm. The main entrance doors are safety doors with multiple locking points. The exterior windows and the balcony doors are white vinyl with thermo-glass. The exterior windows will be complete with mosquito screens and manually operated shutters.

The balcony doors will be complete with manually operated shutters. For additional costs, electrically operated shutters can be added. The balconies have front walls with railings as well as dividing walls between apartments, where applicable. The balcony walls are painted white, the railings are grey.

Lake Balaton is located in the Western part of Hungary and is Europe's biggest help. It is an hour drive from Budapest with a continuous new infrastructure being developed making access to Austria and Croatia more accessible.

Siofok is Balatons liveliest city and has a large local population. Siofok is situated on the South corner of the lake and is the closest point to the capital Budapest.

The building is located in a busy section of the Siofok City, called "Golden Beach", right beside Lake Balaton's open waterfront. The building is within walking distance to the City's main attractions, and shopping areas.

All apartments have a balcony and come fitted with an Italian made kitchen, (includes upper and lower cabinets, wash basin with drip section and a free standing electric stove) and with a bathroom complete with a bathtub or a shower, toilet and a wash basin. Some apartments come with a separate washroom.

The inside walls are 10cm deep, fitted with sound controlling masonry, they are plastered and painted white. The interior doors are laminated wood doors as per samples. The floors of the Living Room and Bedroom(s) are laminated parquet; all other rooms will have tiled floors. The bathroom and the separate washroom (where applicable) walls will be tiled from the floors up to 180 cm.

The Kitchen Cabinets are Italian made a kitchen exhaust hood can also be fitted if the customer wishes to pay an additional price.

The bathrooms are completed with bathtubs or showers and the base price samples will be displayed. Changes can be made to the layouts and to the equipment installed (if possible) and is priced additionally.

The balcony's come fitted with lighting. The interior wiring and mounted wall sockets are fitted but the actual light fittings are purchased separately. Receptacles are installed throughout the apartments as shown on the plans. In each apartment one telephone and one TV antenna connection are installed. Switches, receptacles and wall plates are "Prodax Origo" types. Other selections can be chosen for additional costs.

One intercom/door release is installed in every apartment connected to the main entrance door of the building. Empty conduits are installed for the security system in each apartment for one motion detector in each room and one door alarm for the main entrance door.

The necessary wiring an piping are installed in each apartment for one interior klíma unit from the location of the exterior compressor location in drywall bulkheads. Equipment are not part of the installation. Equipment and/or additional interior units can be requested for additional costs if technically possible.

Wellness and Spa tourism is on the increase because of the thermal waters that Hungary has. The new developments within the surroundings of Lake Balaton offer a wide range of facilities. New airport links and golf courses the tourist periods are expected to extend beyond the summer months.

A lot of the old hotels within Balaton are not up to standard and there is a huge market for good quality holiday accommodation. We can offer 7% rental yields for 5 years.
